Housing Demand: Average Income Families
Rental housing starts have decreased as a percentage of total new ownership housing starts (including houses and condos). This has reduced the availability of appropriate rental accommodations for average and low income families.
At the same time, ownership costs have increased compared with rental costs according to CPI statistics. In fact, average home prices have increased more than twice as fast as family incomes since 2001.
Demand for rental accommodations has grown faster than the supply, which is why vacancy rates are generally not impacted by the completion of new apartments.
Housing Demand: Seniors
Seniors housing development is not keeping up with demand. In Ontario, the aging population will nearly double from 2006 to 2031.
New seniors housing projects tend to focus on higher priced units, and expensive services that not all seniors can afford.
